NEW BUILD PROJECTS
Mill Farm, Saxilbly. LINCOLN
Mr & Mrs Hallam had commissioned a local architects' practice to produce the plans and to obtain full planning permission and Building Regs.
Our design involvement with this project was extensive (to the smallest detail) but we will try and list these here:
This beautiful home was nominated for the FMB Master Builder Award 2017
TESTIMONY - Mr & Mrs Hallam
My wife and I bought a 3 acre plot over ten years ago and it was always our dream to build our own house on the site. We knew exactly how we wanted our house to look. One Saturday morning we sat down and drew it on some graph paper. We knew exactly how we wanted the rooms to be and how we wanted it to look - or so we thought!
Building a house is a massive undertaking and without doubt requires more than just the obvious skills. Building a house is about the right builder - the right partner - who you can trust completely to deliver your graph paper dreams.
We interviewed several builders but none shared our passion and enthusiasm for the task in hand, more than Kuno. From the moment we showed him our rough plans he understood us, our requirements and what we were trying to achieve. Kuno made a number of valuable suggestions about our ideas and delilvered a quotation which was both fair and reasonable.
Now, according to the TV series "Grand Designs" it's usually once the building starts the problems are encountered. Neither my wife nor I had the skills or the time to Project Manage the job. We left this and all the resulting issues to Kuno. Of course there are going to be issues, we knew that! But if you measure a person by how he tackles them, then Kuno and his team truly excelled.
Since having the original house built Kuno and his team have constructed other phases for us too. A double garage with games room, toilets, bar and observatory. Additionally at the time of writing Kuno and his team are completing the landscaping and adding the final part of our dream home, an indoor swimming pool.
ST. GEORGES LODGE, GREETWELL ROAD, LINCOLN
We were appointed by CAD Architects (based in Lincoln) and the client, Mr & Mrs Thorpe to built this stunning bespoke chalet bungalow with detached garages.
As the site is an historical part of the city, it is extremely unusual for planning to be approved in this area. The application received some resistance from local residence as well as keen interest from Conservation. However, after 3/4 years the application was approved and this picturesque home was finally built.
TESTIMONY - Mr & Mrs Thorpe
We had lived in Uphill Lincoln for many years and wished to stay in the area and downsize in our retirement. Having not found anything that we liked we thought of building in our garden. Being in a Conservation area it took considerable time to get Planning Permission but eventually we could go ahead and build the house of our dreams. The next step was to find a builder and it was Kino that we wanted having seen some of his work
Luckily we were able to accept his tender bid and work could commence Kuno understood from the beginning that we had to stick to a budget but we also wanted a good quality. Kuno researched ways for us to economise without compromising the end result of our dream house.
All of the workers employed by Kuno were a joy to have around and could not do enough for us-nothing was too much trouble as they wanted us to be happy with what they were doing. We were always consulted about every decision.
We are so proud of our new house and hope to be there for many years to come. Thank you so much Kuno and team for everything that has been done to create our dream home.
STATION ROAD, COLLINGHAM
On 2016 we were appointed to build this four-bedroomed detached house which was constructed in a style matching the period houses in the area.
Although the property was designed by David Dakin Architects we were invited to advice on the interior design and layout which included:
TESTIMONY - Mr Graham Crawford
How do you start a testimonial for a builder who has surpassed all my expectations from the day I met him! I can’t praise Kuno and his team highly enough and would unreservedly recommend him if you are considering a bespoke self-build project. Hopefully the following paragraphs will give you a flavour of my project and how Kuno turned my dream in to reality.
In 2015 after nearly two years of planning turmoil I finally got permission to build a new house on a plot of land at the bottom of my garden in Collingham. It had always been a dream to build my own house but I am no DIY expert so had no desire to either build the house myself or project manage it. What I wanted was a builder I could trust who understood what I wanted to achieve and could make sure I stuck to my budget. In Kuno I found all three and so much more.
They say people buy people and I knew from the instance I met Kuno that I had found my builder. From the moment I showed him my plans and explained what I hoped to achieve he filled me with confidence. Kuno’s knowledge and experience shone through and his enthusiasm for the whole project was infectious.
Budget was a key issue for me and I was determined that the project would not be over spent but at the same time I did not want to skimp on quality. Kuno clearly understood this requirement and took the time to study my plans and work out how he could deliver the value for money I was looking for. Kuno made a number of suggestions on how savings could be made without sacrificing on quality. He recommended a different brick that was almost identical to my architect’s original specification but significantly cheaper, he proposed a different approach for landscaping that knocked thousands off the price but produced a more pleasing finish and came up with a number of other suggestions which meant that my original budget could be hit.
I had never undertaken a project of this nature before and everybody I spoke to and the majority of TV building programmes I watched warned me to be prepared for a range of unforeseen challenges. Maybe I was just lucky or planned better than most, but I can honestly say the whole build was an enjoyable and rewarding experience which was to a large extent down to Kuno’s guidance and project management skills. I would liken my self-build journey to the children’s fable the Elves and the Shoemaker or in my case ‘Kuno and his can’t do enough for you team’. Each morning I would go to work before the team arrived and each night I would come home after they had left and little by little my house appeared as if by magic.
Architects (or could it be clients) may create problems, Kuno thrives on solving them. From moving soil pipes to creating feature lighting out of a mistaken alcove, Kuno just takes it all in his stride.
To finish I will highlight the one thing about Kuno that sets him apart from every other builder I have ever dealt with or spoken to, he does exactly what he says he will do. If he says he will meet you on site at 7.00am in the morning he is there bang on time every time. If he says he will build you the perfect house, on time and on budget he delivers.
I am so proud of my finished house and can’t wait to move in. Thanks Kuno, Lorraine, Richard, Neil and all, I can’t thank you enough for the wonderful job you did in turning my dream in to reality.
Thank you one and all
